Charlton board waives review for restaurant, delays housing vote

Charlton Planning Board waives site plan review for a new restaurant while pushing back on housing plan wording. The board unanimously waived full site plan review for Great Grace LLC's pizza and seafood restaurant on North Main Street, conditioned on hours running 10 a.m. to 10 p.m., citing 25 parking spaces against a 16-space requirement. Emily Lobitz of the Central Massachusetts Regional Planning Commission presented Charlton's draft Housing Production Plan, noting the town has just 89 of a required 511 affordable units under state law.
A board member objected to language like "pursue adoption" of a housing trust fund, saying, "almost all of our money goes to the school district," and asked for softer wording before any vote. The board also continued a 7,454-square-foot Worcester Road commercial site plan to September 2 pending a stormwater review from Graves Engineering, and approved a special permit extension to October 22, 2027, for a Smith Road home.
