Charlton Planning Board approves Worcester Road gas station with apartments, presses pause on Amazon traffic review. The board unanimously approved special permits and a site plan for a Hatem Enterprises LLC gasoline station, convenience store and five two-bedroom apartments, requiring one unit be deeded affordable and setting hours at 5 a.m. to 11 p.m. Separately, members continued a hearing on Amazon's proposed "Flex" delivery program at 53 Sturbridge Road to October 7, authorizing up to $98,000 for a traffic peer review and $4,000 for legal counsel after a consultant said the Route 20/169 intersection remains among the state's top 200 crash locations.
Chair Patsy Rydlak also pushed back on a draft Housing Production Plan's "pursue adoption" language, asking staff to soften it to "evaluate potential adoption" before a future vote. Neighbors of a stalled Ponnakin Hill subdivision, including one who said "we're at the bottom of this," described uncontrolled erosion since land was cleared roughly a year ago; that hearing was continued to October 21.
