Charlton Conservation Commission Issues Orders for Two Sandersdale Lots, Continues Three Others

CHARLTON — August 13, 2025 — Charlton's Conservation Commission continued three complex Sandersdale Road riverfront cases and approved an order of conditions for two adjacent lots at its August 13 meeting. The commission agreed in principle that applicant Christopher Hansen should build all three single-family homes on the road side of a barely-perennial stream rather than crossing it, but continued DEP files 1281977, 1281978, and 1281979 to September 10 while engineer Liz Dupree prepares per-parcel riverfront area calculations needed to verify compliance with the 10-percent alteration limit under 310 CMR 10.58. For Zero North Main Street (DEP 1281980), Conservation Agent Rose scheduled a site visit after DEP disputed the applicant's claim that the property is degraded — a designation that would allow the 5,500-square-foot work envelope to exceed the calculated 2,850-square-foot threshold. The commission also approved a minor amendment reducing the wetland buffer at the Heritage Drive fire station project from 25 feet to 9 feet at a rear driveway exit for smoother road grading, appointed Brian Sullivan to the Fay Mountain Farm Committee completing that board's roster, and issued certificates of compliance for five long-standing DEP orders including an invalid certificate for a 2007 order at 90 Northside Road that expired without any construction occurring.
