CHARLTON — Planning Board approves temporary occupancy for Boston Outdoor Living at 220 Sturbridge Road. Applicant AJ Comerford must submit a performance bond and complete parking lot paving by June 17, with a progress review scheduled for May 20. In separate action, the Board unanimously hired VHB, Inc. to prepare the town's Master Plan, citing the firm's successful 2008 work.

Zoning Enforcement Officer Curtis Meskus presented six proposed By-Law amendments targeting renewable energy requirements, setback language, and residential development thresholds for May 18 town meeting placement. A public hearing for a proposed 120-foot Verizon wireless facility on Bond Road is set for April 15.
