Charlton Planning Board splits Lamb's Farm Estates into phases, extends approval one year

CHARLTON — July 16, 2025 — Charlton Planning Board extends Lamb's Farm Estates subdivision and reopens master plan bid. The board voted unanimously Wednesday to extend the Lamb's Farm Estates definitive subdivision approval off Brookfield Road through July 20, 2026, and split the long-running development into two formal phases, clearing the way for phase one roads to go before fall town meeting for acceptance. Developer Ken Kachowski reported roughly 11 houses are complete in phase one, with approximately 22 lots remaining in phase two. On the master plan, the board tabled action on a sole bid from the Central Massachusetts Regional Planning Commission — phase one priced at $50,000 of an estimated $165,000 total — and agreed to reissue the RFP on a planning professionals listserv after members raised concerns that the original solicitation was never adequately posted and that CMRPC's offer to seek grant funding only if selected created a conflict. The board also voted unanimously to appoint a member delegate and alternate to CMRPC, and approved two Approval Not Required plans on Dresser Hill Road and Saundersdale Road.
