Charlton Zoning Board Approves All Five Applications in Single September Session
CHARLTON — September 2, 2025 — Charlton's Zoning Board of Appeals granted relief on five properties in a single meeting Tuesday, voting unanimously on every item. The board, restored to its full complement after members Marco Tiberi and Garrett LaFrance certified under Massachusetts General Laws Chapter 39, Section 23D that they had reviewed recordings of the August 5 session they missed, approved special permits for demolition and reconstruction of non-conforming-lot homes at 116 Nugget Drive and 140 Sandersdale Road — the latter a fire-damaged early-1900s structure. The board also granted variances and a special permit to a lakefront property at 48 Stephens Park Road, approving 3.5 feet of southerly side relief, 9.8 feet of northerly side relief, and 6.7 feet of front setback relief based on topographic hardship. A variance for a 20-by-40-foot storage shed at 318 Southbridge Road and a five-foot retaining wall setback variance at 78 Jennings Road — where a subcontractor installed the wall on the property line contrary to the owner's instructions — rounded out the docket.
