Planning Board · Meeting of June 17, 2026

Charlton Planning Board launched comprehensive Master Plan update with VHB consulting firm. The steering committee will guide town development strategy across land use, housing, transportation, economic development, and environment, with an initial July 15 meeting including a town tour. In separate business, the Board approved a Beach Middle Road subdivision plan with two modifications: renaming the road to Middle Road to eliminate Fire and Police Department confusion with existing Beach Road and Beach Lane, and limiting approval to one house lot.

The Board also approved Lambs Farm Estates annual extension through July 20, 2027, a Denfield Road approval-not-required creating one lot, and the town's decision not to exercise first right of refusal on a Saint Mark Coptic Church parcel on Gould Road. Contested proposals including Hatem Enterprises gasoline station and apartments on Worcester Road (with public traffic safety concerns), Blue Sky Towers wireless facility, and Ponnakin Hill subdivision modification were continued to July 15, 2026 for further review.
