Charlton Zoning Board Approves Lake-Lot Addition and Industrial-Zone Garage
CHARLTON — December 2, 2025 — Charlton Zoning Board of Appeals unanimously approved two special permits at its December 2 meeting. The board granted relief to Heidi Carrera of 41 Leland Drive, allowing a second-story addition to a small nonconforming lake lot and an eight-foot extension of a rear deck, with Building Commissioner Kurt Meskis confirming no variance was required because the existing side setback of 11 feet 9 inches would not worsen. The board also approved a special permit for PCK Realty LLC at 26 Griffin Road, allowing a 30-by-60-foot, four-bay metal garage attached to a single-family home that sits as a pre-existing nonconforming residential use inside a Business Enterprise Park zone surrounded by trucking companies and commercial operations. Meskis noted that a freestanding commercial garage on the same site would actually be a permitted use by right, making the residential attachment the sole grounds requiring board review. Both votes were unanimous; each permit carries a 20-day appeal period.
